START WITH YOUR PRIORITIES

Finding the right home begins with understanding what matters most to you. Before scheduling showings, identify your preferred locations, comfortable price range, property type, and essential features.

Separate your priorities into two lists:

  • Must-haves: Features the property needs to include.
  • Nice-to-haves: Features you would enjoy but could compromise on.

Consider bedrooms, bathrooms, storage, outdoor space, commute, accessibility, maintenance, schools, neighborhood amenities, and future plans. Clear priorities make the search more focused and help you compare properties objectively.

SEARCHING FOR HOMES

Online searches are a helpful starting point, but listing information can change quickly. A property may receive offers, change status, or leave the market before every website updates.

TOURING PROPERTIES

Take notes during every showing so the homes do not blend together. With the owner’s or listing agent’s permission, photographs or video may also help you remember important details.

Consider:

  • Does the layout work for your daily life?
  • Is there enough space now and for future needs?
  • What appears to need repair, replacement, or maintenance?
  • How old are the roof, HVAC system, windows, and major appliances?
  • Are there signs of water intrusion, drainage, foundation, or structural concerns?
  • What are the property taxes, utilities, association dues, or other recurring expenses?
  • Does the location provide the access and lifestyle you want?

A showing is not a substitute for a professional inspection. If you decide to pursue a property, qualified inspectors can evaluate its condition more thoroughly.

VISITING OPEN HOUSES

At an open house, remember that the person hosting may represent the seller. Avoid sharing information that could weaken your negotiating position, including your urgency, maximum budget, or how strongly you feel about the property.

Helpful questions include:

  • How long has the property been on the market?
  • Have there been recent price changes?
  • Are there known offers or offer deadlines?
  • Are any fixtures or personal-property items excluded?
  • Are there association fees, assessments, or restrictions?
  • What improvements or repairs have been completed?
  • Are disclosures and utility information available?

COMPARE BEFORE YOU DECIDE

There is no required number of homes to see. Some buyers find the right property quickly; others need more time to understand the market and refine their priorities.

Before deciding, compare the property with other available homes and recent sales. Consider condition, location, ownership costs, competition, and resale potential—not just appearance.
