Before your home reaches the market, we will look at it through a buyer’s eyes. The goal is to present a clean, well-maintained, inviting property while focusing your time and money on improvements that may matter most.

START WITH REPAIRS AND MAINTENANCE
Small problems can distract buyers and raise questions about how well the home has been maintained. Before listing, consider addressing visible items such as:
• Leaking faucets or plumbing fixtures
• Loose handles, railings, or cabinet hardware
• Doors, windows, or drawers that do not operate properly
• Damaged trim, screens, flooring, or caulking
• Burned-out light bulbs and nonworking fixtures
• Peeling paint or obvious wall damage
• Heating, cooling, or safety equipment needing routine service
Larger repairs or improvements should be evaluated carefully. Not every project will produce an equal return, and some work may not be necessary before selling.
DECLUTTER AND ORGANIZE
Buyers want to understand the home’s space and how it might work for them. Too many belongings can make rooms, closets, and storage areas appear smaller.
• Remove items you no longer use.
• Pack seasonal belongings and excess decorations.
• Organize closets, cabinets, the garage, and storage areas.
• Clear most items from countertops and other surfaces.
• Reduce oversized or unnecessary furniture.
• Store medications, financial papers, jewelry, firearms, and other valuables securely.
You do not need to empty the house. The goal is to make each room feel comfortable, functional, and easy to navigate.
CLEAN THOROUGHLY
A clean home communicates care and helps buyers focus on its best features. Give special attention to:
• Floors, carpets, and baseboards
• Kitchens and appliances
• Bathrooms, tile, grout, and mirrors
• Windows and window coverings
• Light fixtures, ceiling fans, and vents
• Pet areas and household odors
• Basements, garages, and utility areas
If the home will be vacant or difficult to maintain during showings, professional cleaning may be worth considering.
BRIGHTEN AND SIMPLIFY
Natural light and neutral presentation can make rooms feel larger and more welcoming.
Open blinds and curtains, clean the windows, replace burned-out bulbs, and use consistent lighting where possible. Remove heavily personalized items that may distract buyers, while leaving enough furniture and décor to make the home feel inviting.
IMPROVE CURB APPEAL
The exterior creates the first in-person impression. Depending on the season and condition of the property, preparation may include:
• Mowing, edging, and removing weeds
• Trimming shrubs and overgrown landscaping
• Clearing leaves, branches, snow, or other debris
• Cleaning walkways, porches, patios, and exterior surfaces
• Repairing visible damage to trim, fencing, or gutters
• Cleaning or painting the front door when needed
• Making sure the address and exterior lighting are visible
PREPARE FOR PHOTOGRAPHY
Most buyers will first encounter your home online. Before photographs are taken:
• Make beds and straighten every room.
• Clear kitchen and bathroom counters.
• Remove trash cans, pet supplies, and personal care items.
• Hide cords, remotes, and unnecessary electronics.
• Open window coverings and turn on lights.
• Remove vehicles from the driveway when possible.
The home should be fully prepared before photography because those images will shape buyers’ first impressions throughout the listing.
MAKE SHOWINGS EASIER
A home that is easy to show may receive more opportunities for buyer attention. Before each showing:
• Put away dishes, laundry, and everyday clutter.
• Empty trash and manage pet areas.
• Turn on lights and open appropriate window coverings.
• Adjust the temperature for comfort.
• Secure valuables and sensitive documents.
• Leave the property so buyers can tour comfortably with their agent.
A simple daily routine can make last-minute preparation much easier.
