PRICING WITH PURPOSE

Choosing the right listing price is one of the most important decisions you will make when selling your home. The price affects how buyers find your property, how they compare it with competing homes, and whether they decide to schedule a showing or submit an offer.

The goal is not simply to choose the highest possible asking price. It is to position your home effectively in the current Indianapolis-area market and attract serious, qualified buyers.

HOW MARKET VALUE IS DETERMINED

A home’s market value is influenced by what buyers are willing to pay under current conditions. To develop a pricing strategy, I will prepare a comparative market analysis using information such as:

• Recent sales of similar homes

• Properties currently listed for sale

• Homes under contract or pending

• Listings that expired or were withdrawn

• Location, lot, age, size, style, and condition

• Updates, improvements, and distinctive features

• Current inventory and buyer demand

• Market activity in your neighborhood and price range

Not every comparable property carries the same weight. We will look closely at the differences between your home and competing properties before selecting a price.

PRICE AND BUYER SEARCHES

Many buyers search online within specific price ranges. Pricing just outside a common search range may prevent some buyers from ever seeing your home.

A well-supported price can help your property appear in the right searches, generate stronger early interest, and compare favorably with other available homes.

THE IMPORTANCE OF THE FIRST FEW WEEKS

A new listing usually receives its greatest attention when it first enters the market. Buyers who have been actively searching may notice it immediately.

If the home appears overpriced, buyers may decide not to schedule a showing. As time passes, the listing can lose momentum, and buyers may begin wondering why it has not sold.

THE RISK OF OVERPRICING

Starting high with the intention of reducing the price later may seem reasonable, but it can create several problems:

• Fewer buyers may see or consider the property.

• Competing homes may appear to offer better value.

• The listing may remain on the market longer.

• Later price reductions may not recreate the interest generated by a new listing.

• An appraisal may not support the contract price when the buyer is obtaining financing.

Overpricing can also help nearby homes sell by making them appear more attractive in comparison.

SHOULD WE LEAVE ROOM TO NEGOTIATE?

Buyers may negotiate regardless of the asking price. Adding a large negotiation cushion can make the home look overpriced and reduce showing activity.

A better approach is to begin with a price supported by current market evidence while considering your priorities, timing, and likely negotiating conditions.

PRICE IS ONLY PART OF THE STRATEGY

Pricing works together with preparation, presentation, photography, marketing, showing access, and negotiation. A thoughtfully priced home still needs to make a strong impression both online and in person.

After the home is listed, we will monitor showing activity, buyer feedback, competing listings, and new sales. If the market sends us new information, we can review the strategy and make an informed adjustment.
